New 49-unit loft building planned for former Fall River school site

A new market-rate housing development is coming to downtown Fall River.

The Downtown Lofts, a division of Cordeiro Properties, announced Friday that Jenna’s Corner Lofts will be built at 138 Hartwell Street. It will be the sixth property in The Downtown Lofts portfolio.

The project will include 49 apartments, 29 one-bedrooms and 20 two-bedrooms, placing residents within walking distance of downtown restaurants, shops, and events.

5A Design Studio LLC was selected in June to design the building.

In March, Thomas Alva Edison Building, LLC, represented by attorney Peter Saulino, received approval from the Fall River Zoning Board of Appeals.The board granted a special permit to construct the 49-unit apartment building and to reduce required parking from 98 spaces to 49, or one space per unit. It also waived setback requirements for parking surfaces. A variance was approved to reduce the front-yard setback from 10 feet to 2.1 feet.

The site formerly housed the Frank Silvia School and was condemned after a fire in March 2025. The new building will be constructed from the ground up.

In addition to 49 on-site parking spaces, extra spaces will be available at a neighboring property at 60 Hartwell Street.

Cordeiro purchased the property in January for $205,000, according to the Registry of Deeds.
