Five story Fall River mixed use building on track, will add 52 new apartments

A five-story mixed-use building planned for 295 Bedford Street and 50 Seventh Street in Fall River is on track.

The project, Cordeiro Properties Downtown Lofts: Campbell Crossing, will add 52 apartments above a first-floor adult day care facility.

The first floor will have an adult daycare facility. The four floors above will contain one-, two-, and three-bedroom apartments, along with the same amenities found in other Downtown Lofts buildings.

Level 2 will have 12 apartments; one three-bedroom, four two-bedroom, and seven one-bedroom units, plus a community room.

Level 3 will have 13 apartments; one three-bedroom, three two-bedroom, and nine one-bedroom units, and an exercise room.

Level 4 will have 14 apartments; one three-bedroom, two two-bedroom, and 11 one-bedroom units.

Level 5 will have 13 apartments; one three-bedroom, four two-bedroom, and eight one-bedroom units.

On-site parking is planned for 74 spaces: 52 for residents, 10 for commercial use, and 12 for overflow.

In February 2025, the developer received variances and special permits for the site, including approvals related to side-yard setback, use, parking requirements, and landscaping in the proposed parking areas.

According to a letter from Ken Fiola, executive vice president of the Bristol County Economic Development Council, the market-rate project is currently estimated at more than $20 million.

The development previously received a $2.5 million state housing award.

Completion is expected in January 2027.
