17 new condominiums, new apartments, 19,000 sq. ft. manufacturing/warehouse facility eyed for Fall River

Several proposals for an increase in housing and manufacturing are up for approval in Fall River.

NORTHERN STAR, LLC seeks a Variance next month at the Fall River Zoning Board of Appeals meeting to construct a 19,000 sq. ft. manufacturing/warehouse facility at 161 Robb Way (across from Whirlpool on Sykes Road) waiving lot coverage, front, side, and rear yard setback requirements in an IP (Industrial Park) Zoning District. Additionally, the petitioner is requesting a Special Permit to waive parking requirements for manufacturing.

The agent’s name for NORTHERN STAR, LLC is Micheal Biszko III of Biszko Companies, a family-owned business, established in 1975 dealing in multi-disciplinary construction services.

Also on next month’s docket, ATLANTIC WEST, LLC seeks a Special Permit to construct 17 residential condominiums on South Beacon Street, as well as Variance relief for side yard setbacks in a CMD (Commercial Mill) Zoning District.

380 Fourth Street

Aguimar DeSouza seeks a Variance to create a mixed-use building with four residential units and an auto-sales showroom at 380 Fourth Street. The applicant also proposes a second story addition, waiving zoning requirements in an A-2 (Apartment) Zoning District.

GRAND MANOR HOLDINGS, LLC seeks a Variance to convert the existing four-unit apartment building at 289 Bank Street into an eight-unit apartment building, waiving dimensional requirements. Additionally, the petitioner is requesting a Special Permit to waive parking requirements. The property is located in an A-2 (Apartment) Zoning District.

Finally, TUCKER DACHSHUND REALTY, LLC is seeking to demolish the existing single-family dwelling at 20 Laurel Street and to construct a new building for auto sales and auto repairs. The applicant seeks a Variance/Special Permit to waive use, side yard and rear yard setbacks in a B-L (Local Business) Zoning District.

The City of Fall River Zoning Board of Appeals hearing will be held on Thursday, August 15 at 6:00 p.m.

    Will any of these new apartments have low-income apartments? The city should request 10% low-income on new dwellings. People in the city are being priced out as rent becomes more than 50% of income.

      The city should only require 10% affordable if they plan on funding it. When cities require a certain amount of affordable housing without funding it then development slows down and the housing shortage gets worse which makes housing more expensive.

    Oh they will be low income for sure. Because anyone with a sense of smell will not be able to live that close to Yates rubber. The smell of burning rubber will be in everything curtains couches etc

      Actually sorry just realized all these companies are LLC. So no they will all be extremely expensive.

    People will say “see there’s more housing and rents aren’t going down”. Rents aren’t going down because Fall River is probably short at least 2000 housing units right now and it’ll take years for that amount to be built. Zoning needs to get out of the way so it can be easier to build new housing in amounts large enough for rents to actually go down and so it can be cheaper to build new housing in the first place. Blocking development have been shown to increase rents just go look at the most expensive city in America (San Francisco) where it is extremely difficult to build new housing and most projects get denied.
