Modern apartment complex with 68 units, beautiful views, rooftop terrace coming to Fall River
FALL RIVER, MA — The historic 19th-century building at 37 Park Street, once home to Atlantis Charter School and the Dominican Academy, is being redeveloped into a luxury apartment complex called Kennedy Overlook.
The $17 million project will convert the former school into 68 market-rate apartments, consisting of 25 studio apartments, 25 one-bedroom units, and 18 two-bedroom units.
The development will also include 75 off-street parking spaces located next to Saint Anne’s Shrine. The property sits in a prime location adjacent to St. Anne’s Hospital and overlooking Kennedy Park and the Taunton River waterfront.
Developers describe Kennedy Overlook as a modern, upscale community featuring expansive river and park views, high-end finishes, and a rooftop terrace. The complex will be pet-friendly and is designed to offer residents a balance of scenic tranquility and everyday convenience.
The project received final approvals in December 2024 when 37 Park Street Partners LLC, represented by Attorney Peter Saulino, was granted a variance and special permit by the city. The approvals allowed the conversion of the pre-existing non-conforming structure into 68 residential units and reduced the required parking spaces from 136 to 75. The property is located in an A-2 (Apartment) Zoning District.
Construction is expected to be completed in summer 2027.
