Fall River Zoning Board of Appeals grants variances, special permits, to move several housing development projects forward

At Fall River’s Zoning Board of Appeals meeting on Thursday, multiple projects were moved forward that will add over a dozen more housing units.

-After modifying the proposal to address concerns from the Board, Luis Gonsalves c/o Jeffrey Tallman, Northeast Engineers and Consultants, Inc. requested a Variance for 333 Durfee Street to convert an existing Automotive Repair Facility into a 44-foot high 4-Unit Multi-family Dwelling, thereby expanding to the existing nonconforming five-family dwelling on the property to a total of 9 dwelling units. 

The applicant also requested a Special Permit to allow the expansion of an existing nonconforming structure, specifically raising the height of the existing automotive repair garage to accommodate the proposed residential units. 

To relieve parking concerns, there will now be parking on the first floor, and a new driveway will be created.

The requests were unanimously approved.

-After modifying the proposal to address concerns from the Board, Dylan Estates on the River LLC c/o Attorney Peter A. Saulino sought a Variance at 637 Durfee Street to demolish the existing dilapidated 3-story structure and to construct a 5-story (above rendering is missing a floor) 8-unit apartment building waiving the requirements related to front yard setback and rear yard setback.

The applicant also sought a Special Permit to eliminate the requirement for 1 loading space and allowing parking within 10 feet of the property line. 

The requests were unanimously approved.

-Double S Realty Trust c/o Attorney Peter A. Saulino sought a Variance for 550 Locust Street (Saulino & Silvia Law) to waive the minimum lot area requirement in order to convert the existing office building into a four-unit residential apartment building. 

The applicant also sought a Special Permit to modify the requirement that parking spaces be located on the same lot as the building due to the parking lot being across the street.

The requests were unanimously approved.
