Fall River Zoning Board approves, 17 new condominiums, new auto repair shop, 19,000 sq. ft. manufacturing/warehouse facility
Several proposals for an increase in housing and manufacturing were approved at last week’s Fall River Zoning Board of Appeals meeting.
NORTHERN STAR, LLC represented by Attorney Arthur Frank, sought a Variance to construct a 19,000 sq. ft. manufacturing/warehouse facility at 161 Robb Way (across from Whirlpool on Sykes Road) waiving lot coverage, front, side, and rear yard setback requirements in an IP (Industrial Park) Zoning District. Additionally, the petitioner requested a Special Permit to waive parking requirements for manufacturing.
The agent’s name for NORTHERN STAR, LLC is Micheal Biszko III of Biszko Companies, a family-owned business, established in 1975 dealing in multi-disciplinary construction services.
NORTHERN STAR, LLC was granted the Variance and Special Permit. It is currently unclear if the building will be a manufacturing or warehouse facility.
Also on the docket, ATLANTIC WEST, LLC represented by Attorney Peter Saulino, sought a Special Permit to construct 17 residential condominiums on South Beacon Street, as well as Variance relief for side yard setbacks in a CMD (Commercial Mill) Zoning District.
The units will be 19 feet X 33 feet. The price tag for the units was not discussed.
The Special Permit and Variance relief was approved.
TUCKER DACHSHUND REALTY, LLC represented by Attorney Peter Saulino, was seeking to demolish the existing single-family dwelling at 20 Laurel Street and to construct a new building for auto sales and auto repairs. The applicant also sought a Variance/Special Permit to waive use, side yard and rear yard setbacks in a B-L (Local Business) Zoning District.
Brian Viera, owner of Aime’s Auto Repair at 88 Earle Street, has outgrown his current location and plans to move to the newly built building once complete.
The project and the Variance/Special Permit were approved.
GRAND MANOR HOLDINGS, LLC represented by Attorney Peter Saulino, sought a Variance to convert the existing four-unit apartment building at 289 Bank Street into an eight 1-bedroom unit apartment building, waiving dimensional requirements. Additionally, the petitioner requested a Special Permit to waive parking requirements. The property is located in an A-2 (Apartment) Zoning District.
The motion was tabled to the September meeting to have parking and unit size addressed in the proposal.
Lastly, Aguimar DeSouza sought a Variance to create a mixed-use building with four residential units and an auto-sales showroom at 380 Fourth Street. The applicant also proposed a second story addition, waiving zoning requirements in an A-2 (Apartment) Zoning District.
The plan was withdrawn due to lack of information submitted and will be resubmitted at a later date.
